I've been with Wells Fargo Home Loan e for almost 3 years now and can say that I'm extremely pleased with them. First of all, they have great customer service with almost zero holdtimes. They've proven to be especially courteous and friendly even in times when I was a bit upset about my service.
Wells Fargo offered me a great rate on my home loan . They had a local branch and were able to meet with me and go over the loan types that were availalble (all at great rates by the way).
In order to seal the deal and make me a customer, Wells Fargo waved pretty much ALL of the fees. They wanted my business and worked to prove it to me. This seemed almost undeard of considering that Wells Fargo owns Wells Fargo and is a huge bank. No one else would even budge on helping out with closing costs.
I can say Wells Fargo has a very hometown bank feel to it - mainly because of their excellent customer service. They take care of you as a customer and definitly appreciate your business. I would highly recommend them to anyone looking to refinance their home. |

1/2 a star at best |
My personally experience with Wells Fargo Mortgage Dept. was truly a dreadful experience. Our mortgage is due on the 1st of every month and we would receive their automated phone calls every other day reminding us that our mortgage was due. When calling to speak with someone in customer service about the automated calling and the numerous reminder e-mails being sent, the response from their customer service rep would be totally unprofessional not to mention offensive. They would not ask how they could help you, the first thing that would come out of their mouths would be "This is an attempt to collect a debt any information obtained from this conversation will be recorded for training purposes" and then they would ask for an acct# and proceed from there. I was outdone and stomp beyond belief and consistently asking myself how and why did we choose to utilize this company and just waiting for our time with this company to come to a quick end.
I asked the customer service rep why would they state that dialog if the customer is calling in to speak to them. Their response was very abruptly and I was informed that this is the way that they do business and if I didn't like it basically to pay my mortgage on the 1st to avoid calls or comments of this nature. I found the people in customer service, as well as, management to be very rude, unprofessional and lack in their deliverance of good customer service. It is surprising to hear that this is how they were trained to handle all matters and I felt like I have stolen some money from them personally.
Some people indicated that they have had good experiences with this company, I sure would like to know who they dealt and how were they fortunate. I have mentioned to everyone I know never to use this company for a mortgage loan.
We have another loan with Wells Fargo but this loan is not within the mortgage group and those people that we deal with are a wonderful group of people to work with. |

A solid lender |
I refinanced my Adjustable mortgage in November 2006 with Wells Fargo and was extremely impressed with the entire process. They're friendly, knowledable, and experienced. I also bank with Wells Farog and have been a satisfied customer for over 5 years. Its nice to know that they have so many local branches where if there is a problem they are nearby. |

Very Competitive, Very Friendly |
My wife and I decided to buy a condo of our own after being together for a few years. We did a bit of shopping around including at our local bank, before even looking at homes and looking for arealtor. My long term bank actually recommended Wells Fargo to us. I did some web research on Wells Fargo and was excited to see that they had such great rates. Despite the fact the furst agent accidentally hung up on me, my whole experience was nothing but positive. The agent even worked well with my realtor to coordinate the closing paperwork. They're customer service proved to be extremely helpful and courteous. In fact, they have called several times to follow up and see how they were doing which made me happy. They made afew offers for us to consolidate our credit cards into our loan which ended up being a lifesaver. I'm sure they just wanted the extra business, I still feel that they had our best interest in mind when they were working with our home mortgage. I would definitely recommend Wells Fargo Mortgage / Wells Fargo Mortgage to anyone looking for a painless process. Friendly and Competitive!

Go with a local lender |
| Not sure if this is the location we went through, but we had a terrible experience with Well Fargo Mortgage when we bought our condo. We ended up having a larger mortgage than we had planned because we had to close on the condo before the sale of our previous place went through. The Wells Fargo associates did not offer any real help or solutions so we ended up with a PMI that we didn't want. They told us that we could have it removed at any time, and a month later when we tried to do it, but they would not let us. The people we had worked with on our closing weren’t very helpful and very difficult to reach. Anyway, I refinanced with a local lender and am much more satisfied now. |

Great experience! |
| I had a great experience with Wells Fargo Home Mortgage. My Wells Fargo loan officer talked us through everything, worked with us and absolutely humored us with my countless phone calls as a new homebuyer. I am convinced she made the deal happen from beginning to end. When I had problems as the loan was about to close, my loan agent talked me through it, and made everything work out. I am extremely thankful and will recommend Wells Fargo for anyone seeking a great mortgage broker. |

Okay, but can't easily get out of my PMI |
| I know the default answer of getting 20% equity. My question actually refers to getting Wells Fargo to adjust the value of your home. My home was under appraised when I closed the loan and home values have recently appreciated in my community. However, every time I call Wells Fargo Customer Service they do not really give much help on the subject of reappraisals. In fact I think they like charging PMI. Does anyone have experience dealing with Wells Fargo on this issue? Or perhaps does anyone know if Wells Fargo is required to allow the reappraisal or what rights I may have on this issue? |

| Has anyone on this website had an extremely positive when working with Wells Fargo!?! I called them up a month ago to try to finance my home and everything seemed to be going well; however, my loan officer suddenly became unresponsive. I started working with a new loan agent as I figured maybe it was just this one guy, but I haven’t had any luck with the new guy either. They’re about to lose my business. |

| I used Wells Fargo Mortgage for purchasing my second home. After my wife and I had financed our last home through a local bank, we decided to shop around and ended up going with Wells Fargo mortgage due to their low rates, local branches, and friendly customer service upon our initial application call.
Most reviews are positive when it comes to ranking Wells Fargo, so I'll keep it short. They were friendly, knowledgable, and provided us great rates. Everything was processed in a timely and efficient manner with almost zero delays. What more can one ask for?

Great Service |
Wells Fargo has been my bank for albout
6 yearas now. I know that I can always count on them for great service, so when the time came to refinance my home, they were the first lender that I called.
With my first home purchase, I had a great rate through my bank, but I felt that their customer service lacked. With this loan, my main concern was personalized service, which I knew Wells Fargo had been providing me for years.
The loan process was pretty standard. I think with any lender you have to go through the paperwork process until your fingers are ready to bleed. I had a lot of fresh questions on this loan, but my loan officer was extremely thorough and patient to make sure that I was comfortable every step of the way. I tend to ask more questions than the typical consumer, but they were still great to work with.
One thing I can always count on with Wells FargoMortgage is that they return voice mail messages promptly...Usually within the hour. My last bank would never call me back, and I would leave messages every day and still have to struggle to speak with a live person.
I feel that I got an above average loan officer and was lucky for that. Not every Wells Fargo employee is as courteous, but I would definitly recommend them. They've been my bank/lender for 6 years now and have made my life much more stress free!

Good, but had some problems with my HELOC |
| Right now, I have a HELOC loan with Wells Fargo, but we overspent on the remodeling project. I'm starting to feel that this is the way they do business because I hear I'm not the only one who they've done this to. They give you the mortgage and a certain amount for HELOC, but when you need more they can’t seem to help you out. I've had enough and I need to finish my project. Has anyone tried or any other bank? I have plenty of equity and I don't understand why Wells Fargo keeps stringing me on I just need a bump in my line of credit and they want to start a 2 month process over from the beginning. Maybe its just me. |

No complaints |
| My home loan is with Wells Fargo, as well as a home equity line of credit. We chose the amount of money for our HELOC, not Wells Fargo. And with a line of credit, you’re allowed to overestimate the total cost without ever having to actually withdrawal all of the funds. But the application process for both was very clear and brief. Overall, I was pretty impressed with the service I received from Wells Fargo. I’d definitely consider them as they’re also known as a reputable financial institution. |

Knowledgable, but slow |
| Several friends of mine and I have used Wells Fargo and I’m finding them difficulty frustrating to work. (I like to feel things out and always place several loan applications with different banks. For example, I applied for a HELOC through several banks at the same time I had already closed with a local lender by the time wells was calling me up to set up a time to send out the appraiser and my local lender gave me a much better rate. I closed with the local guys in about two and half weeks from the time that I started the application. If WF is stringing you around, its not a bad idea to compare rates with the local guys. |

Can't recommend them after my friends experience |
| I’m not a customer, but after knowing my friend’s experience with WF, I don’t think I’ll deal with them. A good friend of mine fell behind on his home loan and wanted to arrange a payment plan. They were suppose to send a letter that never arrived. We ended up calling them several times (4 actually) for them to resend the paperwork, yet it always seemed to disappear. Because of this, my friend was charged late fees that hurt him even more. It seemed intentional. ??? |

I love Wells Fago |
| I love Wells Fargo. All other banks don’t seem to care about their customers. I have had my account at WFB for six years now. I have all my checking and savings accounts with them as well as my home loan, HELOC and auto loan. They have great customer service, great rates, local branches, and everything you could ever want. I LOVE you Wells Fargo. |

What are they thinking!? |
| Unfortunately, my original mortgage was sold to Wells Fargo and I can honestly say that I've never dealt with a more incompetent company. Our first problem arised when we received a delinquent tax bill in the mail which was suppose to have been paid from our Wells Fargo Escrow account. They told us that the tax office had made an error and not to worry. I ended up calling the tax office and they said the taxes had not been paid and Wells Fargo Mortgage had returned the bill to them. I ended up spending ages on the phone to get this straightened out to realize that they sent the tax bill to the wrong address. What irritated me the worst was that I had to pay my taxes out of my own checking account, and ended up having to redo all of the paperwork for my escrow and personal accounts.
After, going through several Wells Fargo supervisors, I find out that they sent a check to an entirely different tax office, to a city I don't live in!
Well, it gets worse, in the end I did all the phone calls, paid my own taxes out of personal account. They tried to be friendly thoughout the whole ordeal, but I was extremely disappointed and would not recomment Wells Fargo Mortgage to anyone. |

Minor Problems, but Good Overall |
I haven’t had any major problems with Wells Fargo, but they recently decided to stop returning the checks that I have sent to them as payment. This somewhat bothers me as I like to have my cancelled checks returned, without online banking, there is still some risk of not being able to prove that a payment has been made.
The only reason this irritates me is that there have been several occasions, where my payment has not been applied to my account (even after the funds had disappeared from my checking account. They’re usually pretty quick to clear up these issues, but still it is a hassle that I don’t necessarily need to deal with. Other than that, I don’t have many complaints against Wells Fargo, their customer service is pretty good and their pretty prompt on addressing my questions, returning phone calls, etc. |

They Blew Me Away with Great Service |
| I recently bought a townhouse in Arizona and randomly ended up using Wells Fargo. I didn’t really shop around a whole lot and didn’t know what I was doing, but they seemed confident from the beginning. I’m glad I ended up with them, because I’m extremely pleased with everything that they have provided me
They’re extremely prompt in sending my mortgage notices. They’re good at sending me these on time and crediting my account with a few days of mailing a check or making an online payment. I’ve heard stories about other lenders cashing the funds and then not crediting the correct account.
I’m a bit of a stickler when it comes to customer service, but I feel their CS reps are pleasant to deal with. I had made a mistake in sending an extra payment once, and I ended up getting several fees tacked on to my monthly statement. All it took was a simple call and they were glad to reverse the fees. On several other occasions, they have caught my own mistakes and called me to ask if intended to apply funds, or make a change (in which I usually didn’t) This is the best part is that I KNOW that they are looking out for me. My Wells Fargo Mortgage Review is 2 thumbs up. Give them a try, you have nothing to lose. |

Soooooo slow |
| I am a mortgage broker and have had numerous clients that have upsetting experiences with Wells Fargo.
When I began as a home loan broker I would bring multiple loans at a time to Wells only to have my time, and my customer's time and money go to waste. Loans that would take any other bank 48 hours to write take Wells Fargo 2 weeks. They take forever with paperwork. As I was bringing in multiple contracts at a time I would expect them to provide me with more efficient service. Oh well, guess I was wrong. I will never bank with Wells Fargo again. I seriously would advise ANYONE to look around before making this major life decision. |

Disastrous |
| I did a loan with Wells Fargo and it was a total disaster. I can't tell you how many lies and broken promises they made and the bad situation I am currently in because of their bait and switch lending practices. Most mortgage reviews here seem fairly optimistic when it comes to working with Ells Fargo; however, if you look at other mortgage consumer reports boards, they don’t have the best reputation. Just a word of caution to anyone considering a loan. |

Perfect transaction from start to finish. I've used them 3 times and will recommend Wells Fargo to anyone. You simply can't go wrong! They are very competitive and bent over backwards to seal the deal for my loan. I would definitely check them out. |

Losers |
| I attempted to refinance my home with Wells Fargo who already had the original home loan. I received to the final day in escrow, all papers signed and notarized with deposited my money to complete the transaction. Waiting for the Fund officer to close deal, all of a sudden was no longer working for Wells Fargo and my file pulled from escrow. Home loan officer blames escrow saying they wanted a rewrite. After talking to both escrow officers, neither one asked for a rewrite and told the mortgage manager that all documents were fine and they were ready to close. Wells Fargo denies they had no justification to pull file. I refused at one time for them to change my interest rate because I was happy with original locked in rate. It all went down hill from there. They do not return calls and two weeks after failing to close I lost my locked in interest rate, but they were working hard to re-approve my approved loan, but with unknown rate. I made the mistake in believing them this would close on time and now my credit has gone a stray and I am playing catch up. Last conversation they are still working hard to get an approval. If I wait this will give them an excuse to attempt to foreclose because I'm behind a month. So before it is too late I am selling my property and getting away from Wells Fargo. Best of luck for anyone who stays with these losers. |
